What the enhancement changes

  • Light. Brightens dark rooms and softens harsh shadows.
  • Color. Corrects white balance so walls and floors look natural (removes orange/blue casts).
  • Windows. Blown-out white windows are given a natural outdoor view.
  • Exteriors. Exteriors get a new sky — Bright Day (blue sky), Golden Hour or Twilight — plus healthier-looking lawns and cleaner driveways.

A photo typically comes back in about 30 seconds.

What it is designed to keep the same

The enhancement is designed to keep these as they are:

  • The room's size and layout
  • Walls, windows and doors
  • Materials and colors
  • Fixtures and existing furniture

It's AI, so results must be reviewed. Lumo tells agents to review every photo against the property and follow their MLS's rules on edited and staged photos.

Virtual staging is opt-in. It adds furniture to empty rooms in Modern, Traditional or Minimalist style. See the virtual staging app page.

Room by room

Room types in Lumo: Living Room, Bedroom, Kitchen, Bathroom, Dining Room, Office, Exterior, and Custom. Each room type gets its own enhancement instructions, so choose the type that matches the photo. Here is what to look at in each when you review the result.

Living Room, Dining Room, Bedroom and Office

Check that the furniture is the same pieces in the same places, and that walls, windows and doors match the room. Where a blown-out window was given an outdoor view, compare it with what is really outside.

Kitchen and Bathroom

Check that cabinets, counters, tile and fixtures keep their real materials and colors.

Exterior

Pick the sky: Bright Day (blue sky), Golden Hour or Twilight. Exteriors also get healthier-looking lawns and cleaner driveways, so compare the lawn and driveway with the property. Because exteriors get a replaced sky, exterior exports carry the "Virtually Staged" label too.

Custom

Review a Custom room with the same checks as the closest room type above.

How the workflow goes

  1. Shoot or import. Lumo's camera has a grid, a level indicator, a 0.5×/1× toggle on iPhones with an Ultra Wide camera, and shooting tips per room. Or import photos already taken, up to 20 at a time. For more on shooting, see how to take listing photos with your iPhone.
  2. Choose the room. Pick the room type that matches the photo; Lumo's camera has a room picker. Each room type gets its own enhancement instructions.
  3. Enhance. A photo typically comes back in about 30 seconds. Failed enhancements don't count against the free allowance.
  4. Review. Compare each result with the property, using the checklist below.
  5. Export. Crop to 3:2, 4:3, 1:1 (square) or 4:5, then save to Photos or share from the phone. The MLS photo editor page covers crops and MLS rules.

What to review before you list

Compare each enhanced photo with the property, or with your original, before it goes on a listing:

  • Size and layout. The room shouldn't look bigger or more open than it is.
  • Walls, windows and doors. Nothing should be added, removed or moved.
  • Materials and colors. Floors, counters, cabinets and siding should keep their real finish.
  • Fixtures and furniture. Lights, appliances and existing furniture should match the property.
  • Window views. A view given to a blown-out window shouldn't misrepresent what is outside.
  • Exterior grounds. The lawn and driveway should still represent the property.
  • Labels. Keep the "Virtually Staged" label on staged photos and exteriors.
  • Your MLS's rules. Follow your MLS's rules on edited and staged photos. Rules vary by MLS and state.
